Urban Infill Done Right: Integrated Parking, Retail & Residences
This five-story,185,000+ sf project includes ground‑floor retail (including Miami Beach’s first Trader Joe’s), a public garage (roughly 193 spaces), and 23 loft‑style residential units with rooftop amenities including a pool and fitness center. Designed by Stantec and completed in mid‑2020; it was developed as a joint venture between Turnberry Associates with Elion Partners and members of the Sredni family.
As the Owner’s Rep and Construction Manager, our team served as a single point of accountability for construction delivery, risk management and commercial oversight. Key challenges and opportunities of the project included:
Urban infill site with multiple frontage conditions and public garage integration
Positioned in a tight site between Alton Road and West Avenue, the simultaneous retail and residential loading needs of the mixed-use project (including a public parking facility), required a detailed logistics plan, phased campus access controls, just‑in‑time deliveries, and tenant coordination to mitigate schedule conflicts between retail fit‑outs and residential finishes.
Regulatory and resiliency compliance in Miami Beach
Miami Beach zoning setbacks and resiliency codes require precise civil/structural coordination and city approvals. We maintained direct lines with city planners, scheduled permit reviews into the CPM schedule, and budgeted contingency for potential code‑driven design changes.
